This is a re-enactment — but it reflects the real prep work that happens before every listing we take. Sometimes it's 48 hours out. Sometimes it's 3 or 4 days before go-live. The timeline shifts depending on the property and seller. The process never changes.

In this video, Lance and Mason walk through the full pre-listing checklist: lockbox setup, photographer coordination, seller communication on showing hours and logistics, and MLS prep including disclosures, HOA docs, and utility averages.

One detail that often gets overlooked: we documented the home's original 2005 water heater directly in the seller's disclosure. That way, buyers see it upfront — and what could've been a tense inspection conversation is already a non-issue before the first showing.

No surprises for buyers. No scrambling for sellers. Just a process we run for every single listing.
