We all know 2025 has felt like a tougher real estate market — but here’s what the local data actually shows.

In Monroe County, only 67% of single-family homes listed last year sold.
Compare that to:
• 71% in 2024
• 78% in 2023

Homes are also taking longer to go under contract.
The average Days on Market is 61 days, with a median of 38 days. And remember — once a home goes under contract, most buyers still need about 30 days to close. That means many sellers are realistically looking at a 3-month process from list to closing.

This changes how we should interpret listings:
If you’re a buyer and see a home that’s been on the market for two weeks, that’s no longer a red flag — it’s still early.
If you’re a seller, it means pricing, preparation, and expectations matter more than ever.

Yes, some homes still sell in 24–48 hours. But those are the exception — not the baseline.

The takeaway?
This market rewards patience, preparation, and a smart, locally informed strategy.
